An unreliable narrator, a haunted setting, and a myriad of twists and turns make this chilling psychological mystery a must-read.

How you feel about this novel will probably depend on how tired/into you are of the "teenage girls backstabbing and destroying each other" thing. It's well crafted and all of the red herrings are believable enough. I do question how likely the actual murder would have been, but it's a small point.
